The Preparation
Here are the steps we take in the initial process of presenting your property to the market:
Preview property. We prepare a detailed property description which enables us to create the most effective brochures in
marketing your property.
Take professional photography. if a picture is worth a thousand words, we think good pictures of your property are worth
thousands of dollars. We arrange for photography after the property has been made ready for market. This may include
staging, inspection and deep cleaning. As a special service to our clients we will do whatever it takes to get your property
positioned! Sometimes the smallest details have the greatest impact.
Prepare a market analysis and pricing strategy. one of the many ways we help you arrive at an effective price for your
property is to look at similar properties in your area that have sold as well as the current competition. We provide statistical
data such as average sales-versus-list price percentages, average length of market time, seasonality of sales, location demand
and a host of other factors that will help you decide what is the best pricing strategy for your property.
Offer suggestions to maximize your salability. Sometimes small changes make a big impact. Through our vast amount
of experience, we will give you advice on how to put your property in the condition it needs to be to get a maximum sales
price. With your permission, we will coordinate staging of your home to show like a model.
Gather all pertinent documents. These include deed survey restrictions, association declarations and by-laws,
property disclosures and more. We don’t wait until a contract comes in to get these ready. We pull them all together in
advance and have them readily available in our listing portfolio, so we don’t have to rush you when we have an
interested buyer.
